Applications

We need to receive a security deposit together with the application. First month’s rent is due before or at lease signing.

You can get a Guarantor with A US SSN, or apply for insurance. We accept The Guarantors and Insurent.

You can reach out to our office and we’ll let you know which paperwork will work for you.

Two most recent pay stubs, two most recent bank statements, photo ID, $20.00 application fee and security deposit. For a guarantor we need a completed guarantor application and the same documentation as listed above.

Your monthly net income must be at least twice your monthly rental share amount. You should also have a US ssn so that we can pull your credit. A guarantor’s annual income should be 80 times your monthly share amount.

General/Maintenance

Log into your account online, create a ticket, specify what the issue is and submit. The ticket will show up on the manager’s dashboard and will be responded to asap, with repair information or a date for access.

You will have to request a key link release online. The dog walker/guest will get a Pin which they will use at the front desk to release the key.

Please open a maintenance ticket online. Pricing for replacements:  Fob key $75,  apartment key $75, mail key $25

Move In/Out

Your apartment has to be empty by 4 pm on the last day of your lease.

30-60 days before your lease ends.

Your building LLC should be insured, and Smart Management NY as additionally insured.

Yes, you need a certificate of insurance-COI.

Yes, you should reserve it online for the date and time of your move.

You can reserve your key-pick online on the tenant app. You can schedule it for the first day of your lease. It will be given to you by the property manager on the date and time of your key pick up reservation, or it will be available at the front desk of your building(if there is one).

Rent Payment

To view your payments online you can log into your account and check payments. For a full ledger including all charges you can email our office and we’ll send it right over.

Yes, you and your roommate could pay your shares separately.

On our payment app, at smart.managego.com. A $2 fee applies when using a bank account, and a processing fee of 2.95%-3.95% when using a credit card.   If you have a Bank of America account please call Managego at 212-300-7950 to set up your account, as specific instructions apply. You can also mail a check to our office at 735 Bedford Ave, #4, Brooklyn, NY, 11205.

Security Deposits

  1. Have a clear balance.
  2. You are required to do a walkthrough with the property manager. Schedule the walkthrough online for the day of your moveout. Make sure all furniture, shelves are removed, the fridge and stove are clean, the floors are broom clean, and all the holes are properly filled and sanded. The walls should be painted the same color as it was when you moved in. All keys should be returned to the property manager during the walkthrough, or submitted to the front desk.

The address and apartment you vacated, your new mailing address, your share of the deposit.

Once you moved out and your lease has expired you can email your building secretary to start the return process.
